2. Nature of Our Services

Cendana provides residence advisory and lease coordination services in Kuala Lumpur, Malaysia. Our role is to assist clients in identifying suitable residential properties for rent, facilitating communication with property owners, and coordinating the administrative and legal steps associated with tenancy agreements. We act as an advisory intermediary and do not hold property on our own account.

Our three service offerings are:

• Personal Residence Discovery (RM 2,540): An orientation and advisory service for clients forming an understanding of the Kuala Lumpur rental market.
• Residence Placement & Lease Coordination (RM 6,400): Full coordination from property selection through to lease execution, deposit handover, and tenancy management throughout the term.
• Signature Sky Residence Programme (RM 11,400): A relationship-led programme for clients seeking upper-tier residential properties, with a dedicated coordinator and access to a curated, off-portal property list.

Specific terms applicable to each service engagement, including payment schedule, scope, and duration, will be set out in a separate service agreement prior to commencement.

3. Engagement and Service Fees

All fees are denominated in Malaysian Ringgit (RM) and are inclusive of any applicable taxes unless otherwise stated in your service agreement. Payment terms and schedule will be detailed in the written agreement provided before your service commences.

Fees relate to the advisory and coordination services provided by Cendana and are separate from any rental deposits, advance payments, or lease fees that may be payable directly to a property owner. Cendana does not hold or transmit client funds on behalf of property owners.

Where a service engagement is discontinued at the client's request before completion, fees already paid for work carried out up to that point are non-refundable. The specific conditions for early termination will be set out in your service agreement.

4. Client Responsibilities

To enable us to work effectively on your behalf, we ask that clients:

• Provide accurate and complete information about their requirements, timeline, and circumstances during the discovery and advisory process.
• Review lease documentation carefully and seek independent legal advice if they wish before signing any tenancy agreement.
• Inform us promptly of any material changes to their brief or circumstances that may affect the service we are providing.
• Engage directly and honestly with property owners and building management during viewings and handover, as Cendana's role is advisory and coordinative rather than representational in a legal sense.

5. Use of This Website

This website is provided for informational purposes relating to Cendana's services. You may use this website for personal, non-commercial purposes only. You agree not to:

• Reproduce, copy, or distribute any content from this website without our written permission.
• Use automated tools to extract content or data from the website.
• Attempt to gain unauthorised access to any part of the website or its underlying infrastructure.

We reserve the right to update, modify, or withdraw content from this website at any time without notice. Cendana cannot be held responsible for temporary unavailability of the website due to technical issues beyond our control.

6. Intellectual Property

All content on this website, including text, design, structure, and editorial material, is the property of Cendana or its licensors and is protected by applicable intellectual property laws. 7. Limitation of Liability

Cendana endeavours to provide an accurate, considered, and professional advisory service. However, we cannot accept liability for:

• The condition, suitability, or legal standing of any property presented for consideration, which remains the responsibility of the property owner.
• Any loss arising from a client's decision to proceed with or decline a particular property or tenancy arrangement.
• Disputes arising directly between a client and a property owner or building management after the tenancy has commenced.
• Any indirect or consequential loss of any kind arising from use of this website or engagement with our services.

Our total liability in connection with any service engagement shall not exceed the fees paid by the client for that engagement. Nothing in these Terms limits liability for fraud, gross negligence, or any liability that cannot lawfully be excluded under Malaysian law.

8. Third-Party Links and Services

This website may contain links to third-party sites or refer to external service providers introduced in connection with our Signature Sky Residence Programme (such as household staff agencies or service providers). Cendana does not control and is not responsible for the content or conduct of third-party websites or businesses. Any arrangement entered into with a third party introduced by Cendana is at the client's own discretion and risk.

9. Changes to These Terms

We may revise these Terms from time to time. The most current version will always be available on this page with an updated effective date. Continued use of this website after changes have been posted constitutes your acceptance of the revised Terms. For service engagements already in progress, the Terms in effect at the time of signing your service agreement will apply unless otherwise agreed in writing.
