Personal Residence Discovery

A patient introduction to the Malaysian residential rental market for clients who are still considering their options. We begin with a structured discovery conversation, then arrange a calm orientation tour of two or three districts that match the brief — typically KLCC and Mont Kiara for cosmopolitan ease, or Damansara Heights and Bukit Tunku for quieter, leafier streets. No specific residences are pushed during this stage; the goal is to help clients form a considered sense of where they would feel most at home. A written summary follows the tour with our honest observations and a small shortlist for further consideration.

  • Structured discovery call (60–90 minutes)
  • Orientation tours of 2–3 shortlisted districts
  • Written post-tour summary with advisor commentary

How it works

Discovery call. We learn about your work situation, lifestyle preferences, budget range, and expected timeline for moving.

District selection. Based on the conversation, we select 2–3 districts that make sense for you and arrange a walking tour at a pace that allows proper observation.

Written report. Within three business days of the tour, you receive a written summary with our honest commentary and a starting shortlist.

Best suited for

Clients who are arriving for the first time or who have not yet visited the neighbourhoods they are considering. Also appropriate for clients who want an independent perspective before engaging with listings.

Service 02

Residence Placement & Lease Coordination

The complete coordination service for clients moving into Malaysia for a year or longer. After the right residence has been chosen, we manage the formal stages — owner verification, lease drafting and review, deposit and utility handover, inventory documentation, and the initial walkthrough on move-in day. We remain available as a single point of contact for any building-related correspondence throughout the tenancy. Lease renewals at term-end and handback at the conclusion of the stay are both included.

How it works

Residence confirmed. You have identified a specific property or are ready to move from shortlist to selection.

Verification and lease review. We verify ownership, review the lease, and present a written summary of key terms and any clauses worth attention.

Handover and move-in. We coordinate deposit transfer, utility setup, inventory documentation, and attend the initial walkthrough with you.

Tenancy support. Your advisor remains contactable for building correspondence and is available to coordinate renewal or handback when the time comes.

The programme includes private access to a curated list of properties not openly listed on portals, building dossiers covering security and resident profile, airport reception, and an introduction to vetted household staff and service providers. A dedicated coordinator remains available throughout your stay for the ongoing detail of life in a new country.
